How the calculation works

Florida Statute 83.56(3) requires a three-day notice before terminating a lease for nonpayment of rent. The three-day period excludes weekends, legal holidays, and the day the notice is served.

If the notice is served by mail, five additional days are added. This calculator uses the legal holidays observed by the selected county's Clerk of Court. Holidays can vary between counties, so the selected county matters.
